What a Beach House Rental Week Really Costs

Key points

  1. Nearly 9 out of 10 US Airbnb listings charge a cleaning fee, and the US average was $161.10 per stay in AirDNA’s 2025 data.
  2. Cleaning fees are charged once per stay, not per night, so they hit short bookings hardest and thin out over a full week.
  3. Lodging taxes vary by state and often by county or city, and sellers must disclose any fee they cannot calculate upfront before taking final payment.
  4. The FTC’s Rule on Unfair or Deceptive Fees requires vacation rental sellers to show the total price, including known required fees, upfront.
  5. Groceries and transportation have no fixed numbers, but both can move the total more than first-time renters expect.

A beach house listing shows you one number: the nightly rate. The final bill rarely matches it. Between cleaning fees, lodging taxes, deposits and the grocery run, a week can land well above seven nights times the rate, so price each line before you commit. Our guide to travel budget basics covers the general method; this breakdown handles the rental-specific lines.

What the Nightly Rate Actually Includes

The nightly rate buys the space itself: bedrooms, a kitchen, parking at most houses, and usually linens and towels. Rates shift with the season, weekends often price higher than midweek, and many houses set minimum stays during peak weeks.

Size works in your favor with a group. A six-bedroom house costs more per night than a two-bedroom, but split among three families the per-person math can beat any hotel. If a Hawaii trip is taking shape, our breakdown of the real cost of a beach week in Hawaii shows how the lines stack up.

One rule now helps at the browsing stage. Under the FTC’s Rule on Unfair or Deceptive Fees, sellers of short-term lodging must show a total price that includes all required fees they know about.

Cleaning Fees, Service Fees and Pet Fees

The cleaning fee is the line item travelers notice most. It is a one-time charge, set by the host, that covers the turnover between guests: laundry, sanitizing, restocking and a walk-through for damage. In the US, nearly 9 out of 10 Airbnb listings charge one, and the average fee was $161.10 per stay in AirDNA’s 2025 data. For individual homes, fees commonly run from around $50 for a small unit to $150 or more for larger houses.

The key detail: the fee is per stay, not per night. A two-night booking carries the same charge as a two-week one, so short stays feel fee-heavy while a full week spreads the cost thin. Hosts are often advised to set the fee at roughly 25 to 50 percent of the nightly rate, so an unusually high fee deserves a second look.

Platform service fees go to the booking platform, not the host, and pet fees are set per property, sometimes per pet. Since April 21, 2025, Airbnb has shown the total price, cleaning fee included, in search results by default.

Lodging Taxes, Deposits and Damage Waivers

Taxes on vacation rentals vary by state, county and city. Idaho applies sales tax plus a travel and convention tax to lodging rented for 30 days or less. South Carolina collects a state accommodations tax on short-term stays and exempts rentals of 90 continuous days, and many of its counties and municipalities add local accommodations taxes on top. Ask what taxes apply to the specific property, because local add-ons can be a meaningful share of the bill.

If a seller cannot calculate a charge such as a tax upfront, the FTC rule says it must be disclosed before you make your final payment. Watch the checkout screen for it.

Deposits and damage waivers come last. A security deposit is money held against damage and returned after your stay if nothing goes wrong. A damage waiver is a small nonrefundable fee that covers minor incidents instead. Amounts and coverage vary, so read what each actually covers. Groceries, Supplies and Getting There

Groceries have no fixed numbers, but the drivers are easy to see. A week of breakfasts, lunches and a few dinners for a group costs real money, and prices run higher in resort towns than at your home store. The flip side: the kitchen is the point of a rental, and every meal you cook replaces a restaurant ticket.

Supplies add a smaller but real amount: paper goods, trash bags, coffee, condiments and sunscreen. If you are headed somewhere that restricts certain formulas, our guide to buying reef-safe sunscreen explains what the labels mean.

Transportation depends on the trip. For a drive, budget gas, tolls and any paid parking. For a flight, add airfare and a rental car, since most beach houses are not walkable to much.

A Sample Budget for a Week With a Group

Line item What moves the number
Nightly rate x 7 Season, weekend mix, bedrooms, minimum stays
Cleaning fee One-time per stay; home size; US averages run about $160 to $190
Platform service fees Set by the platform; shown in the total price
Lodging taxes State rate plus county and city add-ons
Pet fee Per property, sometimes per pet
Deposit or damage waiver Refundable hold versus small nonrefundable fee
Groceries and supplies Group size, meals cooked versus eaten out, resort-town prices
Transportation Gas and tolls, or airfare plus rental car and parking

Travel tip

Divide the all-in total, not the nightly rate, by the number of people sharing the house. Once fees, taxes and groceries spread across a group, a house that looks pricey per night can be cheap per person.

Where Renters Overspend and How to Trim the Total

The common leaks are predictable. Renters book a bigger house than the group needs, then pay a cleaning fee sized for it. They eat every meal out despite a full kitchen, and they rent beach gear locally that could ride along in the car.

The fixes are just as simple. Travel in shoulder season, when nightly rates and minimum stays both loosen. Lengthen the stay so fixed fees spread further. Compare listings by total price rather than headline rate. Then build your own line-item budget with real quotes, and you will know the true cost before anyone clicks book.

Questions travelers ask

Is a cleaning fee charged per night or per stay?
Per stay. A cleaning fee is a one-time charge that covers the turnover between guests, so a two-night booking carries the same fee as a two-week one. Over a full week the fee spreads thin; on a short stay it can rival a night’s rent.

Does the advertised price have to include all the fees?
Under the FTC’s Rule on Unfair or Deceptive Fees, sellers of short-term lodging must show the total price upfront, including all required fees they know about. If a charge such as a tax cannot be calculated upfront, the seller must disclose it before asking for final payment.

How much are lodging taxes on a vacation rental?
It depends on where the house is. States tax short-term lodging in different ways, and many counties and cities add their own accommodations taxes on top. Ask for the full tax picture for the specific property before you book.

Is a beach house cheaper than a hotel for a group?
Often, but only once you divide the all-in total, including fees and taxes, by the number of people sharing the house. A house that looks expensive per night can be cheap per person, and the kitchen saves on restaurant meals.
